My experience has been less than stellar and my real estate agent is also not a big fan.

@Robert B Azimi If I'm in your shoes I'm meeting with the tenant in person to figure out what's going on.

@Amir Twig I've never been a fan of cold calling but I agree that it's great for adding that personal touch to your business. 

Im not an expert on title stuff, but I would not feel comfortable moving forward with the purchase if I was in your shoes based on what youve described.

Ultimately you need to understand the underlying economics, psychographics and demographics of the market you are purchasing in to know if and how you can re-tenant the property.I'm a bigger fan of dollar generals or family dollars that are in multi tenant shopping centers. 

I'm not a fan of mega back door roth contributions, unless potentially if you're in the 22% tax bracket or lower.

If you’ve done bigger projects like this, have additional experience, and the numbers look as good as you’re making it sound, you would be a shoe-in.I guess my question would be, what kind of leverage are you looking to get on the purchase?
