I live and invest in Columbus and while we don’t have the beautiful scenery the west does, our tenant pool has been growing and our housing has stayed semi-affordable.

@Corey Edge I agree with the guys above that it’s difficult to answer your specific question because there are so many sceneries and strategies that can be applied.I think the rule of thumb is always knowing how much budget do you have.

Hawaii has better weather (best in the world many would say), world class hiking and scenery (often a 5-10 minute drive, as opposed to 1-2 hours from a city in CA), better beaches by far, better surfing, less taxes and less red tape, more landlord friendly in HI (can evict in 3 weeks), better travel hub to Asia, etc.CA and NY residents suffer from the same fate.

Hello friends, I hope you are all healthy in these trying times.So I have a refi and I know a lot of this is subjective , but I am wondering what you would do in my shoes.Here are the factsAll in for 102,000Appraised 238,000Rent revived by HUd per month : $2400If I take full amount (75%) it’ll be 172,000 with a monthlong payment including insurance and tax approx $1100.This house is all rehabbed so I don’t foresee many maintenance expenses for some time.I don’t have many expenses so realistically in this scenery I can guess conservatively and say I’ll cash flow 800 after all expenses (500 if so)Would you take the whole 172k at 3.5 % and be cool with $800 cash flow as opposed taking much less and getting 1000+ cash flow on said property?

I do have the thought that I would like to stay close to home in terms of investing, I will soon be aiming to be a travel nurse and have no reservations on keeping an eye out on a market that will allow me to do well and enjoy the scenery (have never been out west and would love to see what cali and texas has to offer)My most recent activity I have been working on is taking down addresses on properties that still have Christmas lights on, or whose yards look in disarray, just to get an idea of what things I need to keep an eye on when I finally purchase my first property.

If it was for health care or first responders that needed accommodation it would be one thing but people just bored wanting a change of scenery isn't really "essential" of course my decision was easier because the whole month cancelled anyway.

Santa Barbara just has beautiful scenery, which I love, dont get me wrong.Lompoc was not a bad place to rent however very small and not much to do got bored quickly and the commute to SB is always atleast 50 mins, where with not traffic could be 30-40 from ventura.
