Owen,  Pursuing a career as a realtor can be incredibly rewarding, but it's not as simple as it may seem, especially in the early stages.

House hacking can be very rewarding, but at the same time - do your research on surrounding markets - maybe in the Oldsmar/Westchase area you may find something better out in those areas. 

It avoids having to pay the capital gains and lets the property keep appreciating while you still own it and reap those future rewards and more cash-flow from the property in the meantime.  

Patience and discipline reaps its rewards. 

If you're going to run a successful business renovating houses, ultimately you being proficient at/and or managing said proficiency in estimating will be a crucial part of your underwriting.Google "how to estimate house remodeling" your hard work will be rewarded.

As always, make sure to run the numbers carefully and factor in local property taxes and HOA fees, which can vary widely in North Texas.Delayed gratification is key in real estate investing, but with patience, the rewards can be life-changing.Best of luck with your search

Real estate investing should reward value add, not subsidized leverage.

Cash flow is great, but it can feel incremental compared to the boost you get from equity plays.For me, it's more situational.
