When you say commercial, are you thinking multifamily, retail, industrial, or something else?

That will cut your cost by 1/3 versus retail.  

Maybe...There's not enough info here to even speculate, but it's absolutely true that properties can sell based on the highest and best use and not necessarily today's retail value. 

Most lenders that I work with give Wholesale Rates (vs retail rates when you go directly to a lender).

While I’ve considered cash-out refinancing or HELOCs, the high rates make these options less appealing.I’m debating between using cash to acquire more SFRs or diversifying into mixed-use retail properties.
