I call the warranty company and they send out a new repairman for a second opinion.

They kept telling their repairman to make small changes.

I absolutely hate telling my tenants 'oh hey sorry about that, let me call a repairman to fix it, and oh, they won't be out for another day'.

I try to handle the situation to avoid further issues down the road. in your instance i'll put some fans on to dry the area and continue to get a repair man.

It turned out to be a problem with the AC that cause the leak, but the repair man the landlord sent made a huge hole in my ceiling and my landlord is refusing to fix it saying that it is my responsibility. 

Great idea @Amber Knight I will most likely take this approach with the kidde access points in case a repairman or even my agent need to get in to the property.

They needed to spend the night in a hotel room because the AC repairman couldn’t make it until the next morning at 11am.

She charged a $75 to visit the property, and an additional $50 every time she met a repairman at the property. 

You have sit down with all 4 SEPARATELY and a mediator (repairman or inspector) and find out what they need to make you both happy.
