I was rehabbing part time, while still working a bartending gig and also touring, rehearsing and recording with my band.  

I know I've forgot 100's of things I rehearsed in my mind to ask all yall so anything I missed please tell me. 

Reviving this as I was searching for investors that have considered music rehearsal space.

I have rehearsed the numbers behind a transaction, but for the sake if this post, would like to discuss how you personally check for rent potential in a neighborhood.

Apparently the "bumping" demonstrations you see on youtube and the 11:00 news are staged and rehearsed.

Also, things tend to play out better when you have had a dress rehearsal (as the government did in 2008-09).There is no substitute for liquidity at times like this, but your point is a good one: how much is enough? 

A population of 15k couldn't support something like a music rehearsal space building, but perhaps a mixed use of storage, workshops and creative spaces?  

From a solution-oriented standpoint, I would present them with some options for a band rehearsal space.

But for me it's a way of "rehearsing" doing my first flip which I think will actually help me get to the point of doing it.I am going through listings of potential flip houses and narrowing them down to 1 or 2 out of hundreds that I think would be perfect for me.

I created folders that I assembled the necessary documents that I might need to buy a property on-the-fly and rehearsed the conversation with the seller enroute to the meetings.In a typical equity purchase deal I would have a purchase agreement with my State's statutory-appropriate language and extra copies for seller.
