I live in the Denver area and am looking at purchasing a small 1 bed 1 bath condo in Breckenridge to use a few times a year and rent out on Air bnb/VRBO the rest of the year.

Do you have a 501c3 that you operate under (and rent the house from yourself), or do you purchase homes with an LLC or personal name, and run as a regular business? 

Ideally, they use AIR DNA/Similar data or have an in house committee that decide the income used for the DSCR ratio.

I wanted to see if anyone here has run into challenges with this kind of research.For those of you who regularly look up probate records, code violations, water shut off, tax delinquent, etc., what’s your biggest frustration?

Even spite that,  we still got some air of out of some.

This year is gonna be unique for me as I have a "sabbatical" from my regular occupation.

I was looking at buying a 14 unit building here and wanted to renovate it using the regular BRRRR strategy.

We can usually use projections from air dna.

I was unable to locate any professionals in this area doing a regular search so I would like to introduce myself to anyone who may be on the lookout for real estate services, or a good conversation!

A rent heavy market, with a shortage, I am receiving regular requests for rentals in these markets.
