The goal is to protect the value of having a buyer agent, but in a world where info is king, restricting access to listings could backfire, making people wonder about the need for agents.Despite the potential hurdles, these changes are pushing us to innovate and redefine our value to clients.

I didn’t smoke or vape when I rented from my landlord who has a no smoking policy for his units and property.

As are cellular towers, fiber, the internet, the local gas station, vape shop, computer monitors, keyboards, search engines, and just about everything else you can imagine.  

A lot of times they will say no.....I then will say, I'm not being difficult but I will ask for clarification, because this is in all of our leases....ANYTHING means, cigars, cigarettes, mar%ua7na, vaping, bongs or e-cigarettes.

We also have a NO SMOKING of anything inside unit policy including vaping but people will still try to get away with it anyway.

Not saying settle for D class neighborhoods, but perhaps it means re-defining your criteria a bit.For me personally, I really like downtown SJ.

You need to redefine your term because the first is legally on you, the second should be on them.

Beware of partial / late payments, of pets or smoking / vaping in units that don't allow them, etc.

Yet with what I have been witnessing through my investments in Jacksonville, I can only say that these ups and downs may be a game changer to redefine the landscape for buyers, sellers, and investors. 

Can we redefine a "Unit" in such a way that it only includes roof and maybe exterior paint (to maintain uniformity) in the CCRs, and use this definition with the NRS 116.3113?
