As a MF agent who spends a large amount of time calling apartment owners (or rather, numbers purporting to be apartment owners), please believe me that reaching out to random run down buildings owners is unlikely to get you any deals.

i think, in their defense, if you find BP as a new investor, sometimes you start at the beginning - the earlier podcasts, the webinars where Brandon looks at a random duplex on Zillow and it "cash flows" $250 per unit every time.

so, you're maxing out debt service which makes it tougher to cash flow.with that said, no matter the purchase strategy, you should always make sure you're using actual numbers, and not random assumptions.for example - some people will throw out '10% for capex.'
