Either way, you are taking the RIGHT steps, you have the desire; that’s obvious.  

We give our proven tenants some slack when they are upgrading since we already have a proven record with them.

I completely understand your point about starting with a proven track record of purchasing and operating real estate.

I've had people work with me or invest in my projects because I can show a proven track record.  

Find a proven strategy and focus on that.
