Strip away, this fool lives worse than pigs, I will have to strip out any remaining drywall, strip everything down to the studs, pout 1000 gallons of bleach on the cement foundation, and likely much more just to clean it up.

Also if it's bid on an hourly basis and not a project basis... if the project takes longer than anticipated doing the work then the person doing it continues to make more instead of pouting mid project (which is sort of the closest example to where I'm at).

So it's not an actual detail or "how-to" issue, it's a mindset issue, refusing to see or do what WILL make it happen, instead wrapping one-self in cozy pout-fest of "everything sucks, nothing works, why try" and to lash out at anyone who dares pop that bubble of negativity. 

That $400 or so will save you much more down the road....and it pouts the tenant on notice in a way.

The irony is that @Josie Roman is pouting in such a way so as to embody the very stereotype she is objecting to - quite ineffectively I might add.

You can always ask that your broker pout in $500 or 1% or something comparable.
