Pipe leaked after closing.

If you have pipes coming out of the walls or floors or ceilings, they need to have the ring plate on it. 

When you re-list the property, it will restart the counter for "days listed" (assuming it is down for a reasonable period of time, I'm not sure their exact specification, I know we've been down for 24-48 hours and it did not restart).

We have had a pipe burst during the cold winter months, the roof needed to be replaced (thankfully covered by our insurance), and some issues with electrical, which hasn't been majorly updated since it was built in 1973. 

New kitchen, bathroom, counter tops and appliances throughout the home, including new HVAC.

Option 3- If they have qualified for FHA; counter the offer to see if they can qualify for low downpayment conventional loan

The plumber determined that the issue was caused by someone driving over the cleanout, breaking the pipe.

Sounds like a good opportunity but I am tied up with my own stuff...Under 100kNeeds: Roof, some plumbing and electric, kitchen cabinets and counters and a vanity He put in a good amount and has a project underway but just wants out. 

Improving grading or having downspouts drain into pipes that move the water away from the house often solve the majority of issues. 

When I submit the offer I’m thinking of lowballing though to see what their counter would be.
