Two other things to note about #401kloans:Possible benefit if the stock market turns south, the money outstanding against your 401k loan is no longer invested into the market! 

I think most BP folks would agree that you have the right idea, diversifying your assets with stocks, bonds, and real estate.

Funds can offer returns through cash flow and appreciation without tenant drama or maintenance calls.REITs (Real Estate Investment Trusts): These are more like investing in the stock market but still tied to real estate.

Offering discounts and opening up your calendar are great steps.

But if I sell it and put that money in the stock market and earn let’s say 8% I would make $40,000 on the same money.  

We were heavily invested in the stock market and wanted to diversify. 

But, when you try to sell your land, you only get offers of $500k.

These properties tend to hold value better and offer stronger appreciation compared to duplexes or small multifamily units.

I've been surprised at properties that have passed conventional financing though...and even FHA....also, one could present 2 offers to seller--one for a cash offer and one for seller financing (at a higher price of course). 

One realtor in particular made me an offer to come work for her if I got my real estate license.
