There are tons of other metrics to consider such as rental rate, job demand, growth, path of progress, taxes, schools, crime, and on and on.

For context, I am working on a passive investing platform with no cash-flow and emphasis on equity growth.

If you're looking for faster portfolio growth, the BRRRR strategy allows you to buy, rehab, and refinance properties to recycle your capital.

They are not good on equity growth side of things.  

I believe these systems only work if you have good employees, in which case a bonus is unnecessary.I provide strong compensation, some benefits like 401k, growth opportunities, and a strong work culture.

Regarding the masterminds, I'm in two and they have been hugely impactful for my growth, both as an individual and my real estate/business growth. 

It's an amazing market here with so much incoming growth due to population growth, job growth, and companies moving/developing here!
