What methods do other private money lenders use to pass along servicing fees to the investors involved?

Many private and hard money lenders will refinance your investment property if the numbers make sense.

Because of the nature of a tax lien, it would be difficult to obtain financing from a commercial lender secured by the tax lien itself.  

As others have mentioned, you typically need some liquid capital to get a deal done even if a hard money lender was funding 100% of the deal for you. 

He get's principal and simple interest payments over a number of years.I'll manage the deal and the property.Looking to create a proforma for this that would fit a typical rental analysis but insert the detail of having private money cover the DP.

They are a true wholesale lender unlike the others you listed. 

Which would be to borrow the money to fund 1-3 residential flips, in order to pay back the loan and then have more capital to then actually build on the land starting early spring of next year.
