Since you are living there, it should be much easier to set up showings rather than a traditional rental traveling to the property.The biggest mistake I have made, and seen other makes, is loosening their guidelines after a few weeks/months of vacancy because they have simply had enough.

Hey mate,Future predictions are solid for real estate IMO over the coming years.Lot's of pent up demand waiting for the Fed.Many folks with locked in low interest rates aren't selling, and many wannabe buyers can't get the desired loan amounts due to high interest rates.So we are in a stale mate for now.If Fed loosens grip 3rd or 4th quarter, I feel the flood gates might open and activity starts again.I don't believe the market will decline if interest rates are cut, quite on the contrary.Micro market trends are very different to macro.Online stats/demographics don't reveal what happens from a micro market standpoint.I could give countless examples of zip codes in Ohio experiencing population growth, gentrification and appreciation.The overall population might be declining but again, on a micro level some pockets are booming.Thanks and much success

Overall it should loosen regulation as it currently stands while also making the regulations more uniform across the state.As for your blanket summary of STRs I have to disagree.

But the State of AZ, overall, still has regulations against restricting STRs.....they just loosened them up in some areas...I agree with @AJ Wong that the bust and the boom are over and the STR market will adjust to 'normal'

Most regionals aren't very exposed to CRELarger banks even less.Might take a few years to reposition but since 2008, the banks are flush with cash due to various stress tests and must offset capital for any hiccup within the portfolio.Trump might loosen this again and might have a fiasco in the future with the banks lolNot a fan of tech.
