You can realistically expect long term monthly appreciation between these 2 numbers.Cash flow: rent growth is far more important for long term cash flow than the initial cash flow. 

And I would never trust one to do a flip.

Sounds enticing:  buy property after property for .35 on the dollar, quickly flip it to someone else for a fast, fat profit. 

If you've been leasing for that long, definitely purchase.
