You are going to have to weight that against your desire to transfer management.If you want to go down the path of outsourcing some of the burden, suggest you make a list of everything you do.

The more you negotiate, the less weight your lease will hold, and that is the only leverage you have. 

anytime works for section 8 its not going anywhere although section 8 tends to be heavy lift landlording job. 

@Doug Henderson, there aren’t a lot of syndicators with multiple cycle experience on BP—as you’ve astutely already pointed out, many of them started in the last several years as a rising tide has lifted all boats.  

I have built calculators to tackle more of the heavy lifting for me at this point.

You could have picked it up, flipped it right back on the market for $300K without lifting a finger, or done a basic builder-grade renovation and sold it for $625K+.Also, most homes in the South End fall under RMF or R6 multifamily zoning.
