. -- I love your "It's the devil you know" analogy.We placed a lady (low-paid librarian) and her nice but goofy mom in a Streamwood, IL home about 5 years ago. -- We didn't do the extras like backsplashes, however, the home is a nice ranch with medium grade updates.They were picky in the first few months but that was 5 years ago and they became the best tenants that anyone could ask for.More recently, we rented a Niles, IL home and the owner updated the 1st floor bathroom beautifully, but didn't bother with the basement bath, family room, or upstairs attic room which just needed insulation and drywall. -- I would have scaled back on the 1st floor bath to leave room in my budget to update those other areas. -- We eventually found a nice family but it took months and he lost at least $6,000 in lost rent and holding costs..

@Gary Harris I just wish I could convince him into getting a duplex or house hacking a single family home, but I already know he will be living in hell if he has to live next door to someone or with someone even if we get the best tenants they'd basically have to be librarians 24/7 for him to be happy about them living there or next door lol.
