. 🫠  but there has been some legislation passed that prevents them from going more than 50 year leases.

There are a bunch of legislation changes afoot for both STR licensing and LTR caps. 

I've been there and felt the same but  IMO it is a churade because you cant count on anything with the legislation that's in place in NY and esp. down state. 

But, when 1 party has a clean sweep that means a lot of legislation gets passed, and that spokes the markets.  

I was wondering if anyone here other than me was even aware of this new legislation and if anyone was working on anything like this.

This popular loophole might be closed in 2022 by the pending legislation.

Interestingly I don’t see any legislation or legal action against REAL wholesaling, which is purchasing a property at a wholesale price and immediately selling it a a retail or higher than wholesale price.  

Even if only one branch of gov is Dem controlled , such as legislative, executive or judicial, just stay away from those like bubonic plague.
