So you can visit the basement, watch tv in the basement, knit afghans in the basement - but based upon the egress requirements you defined, it cannot legally be used as a sleeping area.So, if you do as you propose, and the housing police show up, you can try to sell them a story that you are not actually using the basement as a bedroom, and you really sleep on the couch upstairs, and you only visit the basement to assemble puzzles and play solitaire.

I also recommend the Renegade Detroit Investors club (in Berkley) for a closer-knit feel, and the Michigan Real Estate Investors (in Troy) for a lot of information with a lot of people.

Over the years I have found that real estate investing communities are tight knit groups and word gets around quickly amongst investors and agents if someone operates in a less than above board manner (not that you would, I'm just saying).My general rule of thumb is that if someone gives me the lead then I go out of my way to make sure they get paid.

I have not personally worked with them, but various loan officers have told me how they will knit-pick your loan to death (thou the pricing is very good).It would not come as a surprise if they don't make any exceptions to their tight guidelines, but that has little to do with new regulation.
