Reality check:  how many homeowners are going to sell you their house at such a substantial discount? 

Even large and small businesses with intangible residual services like TV, internet, security, pest control or the local contractor with remodels in process could fall behind on payments revenue contract. 

He charged me a few thousand dollars for information that is repackaged and rebranded, because you can simply find it on the internet!

It would take 4 years to save another $100k before I could make another purchase based solely on the cashflow.

With this model, you would be providing the power, water and access to cable or internet included in the lot rent.

I'm based in WI and there are several people from NY investing here, some successful and some not---the common thread I see from the ones that are not is that they relied on someone else for information instead of investigating, VERIFYING and doing their own due diligence.

If you are buying loans then its more complex as you have discounts involved, monthly cash flows, outflows (like servicing costs) and unknown exit dates.
