Looking to talk to someone who’s had experience adding a bonus room/sunroom in San Diego. Need some advice and some recs! Image for reference.

A full interior rehab will be about $40,000.  

Each does really well in it's category, but I also made a point to set them up with a good design, the right amenities, etc. 

See below:Survey (8-10 weeks) Request Permit Prints from Design Team (4-6 weeks) Site Plan and Septic Design from Design Engineers. (6-8 weeks) Need survey back to start designs as this is site specific Energy Docs (1-2 weeks) Need plans from Design Team to make request.

I'm a pretty handy guy but this would be outside of my realm, but my experience helps me understand how much this type of improvement should cost.Improvements: remodel kitchen and bathroom, paint interior, fix exterior scafolding.How should I go about finding a contractor?

Is it as simple as getting the site designed and engineered for the footprint, cleared and graded (all of which I am comfortable with), and then hiring a GC to build the building?

House needs some Interior Cosmetic Work, Wood Fence Repairs and some Plumbing Work.I want to turn and run, but I recently heard where there is a Problem, there is Opportunity.I thought this might be an interesting Case Study.Thanks for the Ideas.If they owe $180k on a $210k property and its a year+ behind then they probably owe taxes and other bills as well.

If the home has a really nice layout or beautiful interior and it's not getting many showings, I would definitely recommend a video tour.
