I implore all owners of NY State properties, to call their state representatives on Monday.

I would implore anyone considering eRentPayment to do some simple "google" searches (and this site might even be a good place to start) to get more information.While I agree that their systems were pretty full featured, the fact that I got caught in their action (rather inaction) and didnt have a viable option to get our funds speaks far louder than features that a provider can offer.

I want to share a few things that I've done here and then implore you.Systems:  I have a number of systems in place, almost all of them coming from @Brandon Turner's book on Managing Rental Properties

Based on the questions you are asking, I implore you to not do this transaction.

Home owners and property investors have a heightened sense of urgency when it comes to safeguarding their properties, so I can understand the looks of shock and horror I receive when I urgently implore:  Do NOT shovel your roof!!

But I implore you don't go this route.

I've got 4 units that I rent out furnished and all bills paid.My target market is guys coming into town for work and want to save compared to a hotel, Most of my contracts are month to month, I'm getting nearly double market rent, and I have a wait list (I know many of you are wondering about vacancies).One lady has ended up with me in a long term situation and is happily paying the higher rent, uses less utilities than her neighbor, fixes her own stuff, even though I implore her not to and to let me pay my handiman to do it, and pays rent early.I knew she had one cat.  

+ update.. the current saga to all the drama is that they are still there with the 3 undisclosed kids and now the PATERNAL grandparents drove out from indiana and are visiting until end of may.that's 4 adults and 3 kids in a 2 bedroom apt, but the parents are only visiting until last week of may.they've been paying rent on time and assure me they are actively looking for a more affordable apt 'out in the desert' now that neither of them are working. last week informed me there is a house for cheaper the owner is willing to rent (out in the desert) to them that doesn't become available til June 1 or so. for what its worth, i will update again at that time and truly do implore everyone to do full credit and background checks no matter how 'personable' and/or 'professional' potential tenants may seem these days. let my drama serve as an example cuz i only verified employment, called previous *alleged* landlord, and did not ask for SS#, ID, nor run credit/background checks. from now on i will always require SS#, ID, then run credit and background checks.sign of the times; just reflect on all the false flags out there these days and the people -oftentimes just fellow citizens'!  

For those still buying value-add deals (either flips or BRRRRs), I implore you to begin with the end in mind, more so now than ever.
