Studies show good staging does have an impact on your sale.

Going after their license is the most impactful thing you can do at this point IMO. 

It could negatively impact the relationship. 

Another option is to co-sign but that has the same impact on my credit and responsibility to the bank.  

My problem is how to measure if it has any impact on sales price or time on market.
