Should I take extra steps to verify their identity and legitimacy?

They can do this by getting information and the identities of the subto students and gurus so they can program software to catch these. 

When they apply is when you should confirm their identity.  

While Avail does verify tenant identity, I won’t be running any new credit checks unless it’s related to lease renewal.As for repairs, I’d be happy to discuss any concerns—please let me know what you feel needs attention.

build a multifamily property and continue that strategy. building is a different strategy that allows you to still enter hte market below value. this is what we build in columbus ohio for investors it's a 3 story walk up infill that's about 24x40 and 2 bedrooms 1 bath stacked 3 times. it's identical to like 65% of apartments that are built. you'd need probably 100-150k in proceeds.

Then came investor financial data, I wanted at least a few years in there, I got a totally different-identical answer:"another one of our customers just imported his on his own with our API."

As a true south philly guy the neighborhood identities are different and bias may be at play but if you start looking into comps you would be surprised.
