If you can get in before a property hits the market, you can often negotiate a great win-win deal for everyone. 

Here's my problem, I've invested pretty much all of the cash that I have and have hit a plateau. 

Since about 2015 I have owned a number of Notes in northern CA through a lender/broker there who has done hundreds of these notes.

By the time I reach 20% equity (likely 3+ years away), my monthly mortgage payment will come down when I refinance, but $600 is a big hit to the numbers. 

Many of my properties are in PA and other northern states. 

Everything I see for the northern VA area and beyond market is just so unattainable; it seems like unless you have a down payment, that is way way way more than 20 percent, there is no way to get any positive cash flow.
