I am not saying 25% threshold, I am saying they should work or have another solid way of income and can contribute a healthy portion of the rent. 

Many of them are posers - I smile and nod, knowing that their posing will make an impression on many who dream of quick wealth, and that their incredibly transparent bullsh** will eventually blow up in their face, leading to no lasting wealth and potentially major problems for themselves and everyone associated with them.Many of these students receive referral fees if they are able to sign up other people to the expensive ($5K+) coaching programs, masterminds, mentorships, or tribes.

Rents can’t realistically continue to appreciate at the rate they were if we are to maintain a healthy housing sector.

As the years have progressed, I've seen a healthy combo of appreciation & cashflow has continued to increase as market rents have gone up.To start off, I'd attend some local meet ups and network a bit, and start analyzing some deals.

And, at least for me, there always seems to be either someone that is willing to make pennies on a flip or someone like my builder partner, who can always do the work for so much less than I could, that he can pay more for a property and still turn a healthy profit.Thank you the insight.

If this is a $100K property you may go from believing you have a healthy LTV ratio to being underwater in a matter of 2-3 months.
