Risks/rewards, benefits/pitfalls of hard money to me...what are they?  

No Double Closings or Hard MoneySince the seller stays on title, I don’t have to use hard money or worry about double closing fees.

If you want a legitimate preapproval then you should be doing a tri-merge "hard" pull.  

However, our current hard money lender only funds one loan at a time, limiting our ability to take on multiple deals simultaneously.
