Grab Life Big, Guys! 

This is a $2100 upfront money grab from what appears to be a payday loan company.

For around $400k, you can find duplexes in solid A/B-class neighborhoods, and for around $200k, you can grab one in C-class areas.

If you have any tips, resources, or advice for someone just starting out, I’d greatly appreciate your insights.Some specific things I’m working on right now:Building a strong buyers list.Identifying motivated sellers and honing my outreach.Learning the ins and outs of structuring win-win deals.I’m open to partnering, collaborating, or just grabbing coffee to exchange ideas.

Putting in a ramp, adding grab bars in bathroom, raising the sink height, etc.

Also, not very easy to use typical methods of valuation like comparable sales - there is no public tax assessor's website that you can just freely grab this from. 

The numbers make this seem like an amazing deal, but I want to make sure it’s not just a way to grab my business and that it will actually educate me and provide long term value.

With the internet, there aren't really do overs -- most websites have other websites that grab (legally or illegally) information . . . it is pretty impossible to make anything disappear once you put it online.
