It will be an identical home to the one I’m currently building, and I expect to need no more than $160K in financing.I’m not looking to overextend myself by taking on too much debt, but I want to make sure I’m approaching this in the right way. 

Yes, I some landlords are taking that kind of approach and it may be working for them, BUT a broken clock works for me twice a day!

I’ve heard anywhere from 10-20% of the rehab budget, but curious how you approach it, especially for bigger projects. 20% of a 115K rehab is 23K.
