I'm familiar with the SEC rules & regulations, and have multiple attorneys review everything I say & do, to keep things very black & white on how we discuss fundraising. 

Plus we have Websites, CRM, Marketing, Insurance, business licenses, Fuel (huge expense in an area where a listing can be 30-45 minutes away sometimes) networking events, fundraisers, etc.

Or any other tips for a first time fundraiser looking to meet equity investors with this specific criteria?

As indicated I have not seen a successful fund raise without an appreciation play.  

A few days ago it was looking pretty decent, but then we had a guest cancel a 7 night stay in June due to a medical emergency.2024: June 26%, July 58%.2023: June 70%, July 51%We donated a 3 night weekend to Isaiah House for a fund raising raffle so I didn't include them in the June 2024 numbers.  

For example Realty Mogul want's $100MM in money raised and 10 years of prior experience from the operators they fundraise for.

I even lend out at no charge to friends/family and offer at fundraiser, such as, school auctions, etc.

I would also donate $25-50 to the top several fundraisers whenever I get a chance and attend every pancake breakfast and chicken BBQ fundraiser I could.
