Hey Elizabeth - I'd factor in about $10k to get a padsplit up and running when it comes to furnishing which would include washer / dryer, additional fridge, bedding/desks, common area furnishings if you want to offer a little better experience.I'm only familiar with ATL - IĀ think accounting for 1 move in / 1 move out per month is a good conservative assumption here.$8kish / year or so on routine and reactive maintenance combined which should include your cleanings, lawn care, maintenance calls ect. 12% per month of gross rents should be a good estimate if you want to look at it like that!

So I do want to clarify a few things about how my property is furnished that I assumed was implied, but my potential MTR does have the following: - Washer/Dryer- 75 inch mounted TVĀ - Fridge/Microwave - Kitchen Appliances (silverware, pots/pans, soap dispensers, coffee maker, cutting boards, etc) - Multiple large mirrors on walls, fake plants around the home, living room carpet/coffee table in additon to couch. - Full office with a desk and a deskchar plus filing cabinet. - Bathroom towels, hair dryer, soap, toilettires, etc.Ā - Grill in the backyard.

If your property is up to par you won't really have many maintenance calls except minor stuff such as plumbing clogs which is more likely to happenĀ and requests to turn the AC up or down which you can do on your phone but other than that pretty hands off.Vacancy depends on location and your Padsplit property scoreĀ the more comfortable you make your property (mini fridges, tv's, outdoor area) the lower your vacancy rateĀ but you can expect about 10% vacancy factor in a Padsplit friendly area (centrally located, easy access to public transportation).
