Worn carpeting is a detractor and may deter good tenants who want a fresher look.

Give yourself time to breathe and then come back with a fresher outlook..I would not be selling any bay area property.

In your case I would get with probate attorneys.......you won't have to do much marketing......the attorney will call you with hot opportunities.......Code violations and preforeclosures from the actual county level not through the data providers.......ita fresher at the county level IMO
