The site has changed tremendously. 

And people are fast to panic, to turn on others, to talk smack.

I have to imagine it's a bit more negotiating than just purchasing something with cash, since it's essentially bartering @Rene Hosman YEARS and that's if they actually got approved because it had to be so completely vetted to avoid lawsuits after approval. 5-10 years but the stance of that municipality was anti-change, anti-development, NIMBY on steroids, etc.

When the top ones can't/won't do the deal, Backflip usually will and they are super fast and easy. 

We hadn't changed the rents in a while, but they weren't moving.
