Just like those on BP many get excited and then try whatever system or approach that interests them.. they have good results and another investor is born.. they have bad results and they just fad away .. this is a tough business to get established in but once there it can be great..

We stopped in last 2021 to allow for a pause / stabilization and are now doing some build-to-rent.I feel this is, now, a harder market to get great cashflow, but we have seen good appreciation and good rent growth, so eventually more cashflow will come.Happy to meet up for a Diet Coke and chat.

Yes you should easily shed a good portion of it but to shed all of it will be a lot harder and needs diet and exercise (not just one)This is evident also by the latest treasury bond sales - other countries are slowing down buying our debt which means rates (especially mortgage rates (will stay higher longer).

We did not go to some overpriced guru investment seminar or fad book to learn about this but we do realize there is a solid potential for increasing monthly cashflow without great risk in these types of investments done correctly.

For the right market this could be good.It would have to be intuitive for the user.in general, I’m not that interested in fad type amenities that don’t have mass appeal and add to the property value in general.
