Sellers should want a sentence in which the tenant confirms their security deposit will be transferred to the buyer, and the tenant will release the seller from liability for any deposit refund after the sale.

Often times they come back with a list of repairs that they would like to see to protect the home or mitigate liability. 90% of the time those items were on our list to fix anyway, and sometimes we even haven't done before we get the letter from the insurance company.

If that means renting out part of your residence, that's great for cash flow and experience. 

I only have experience with regular single-family homes as STRs.
