@Cathy Ries Yes, tax planning before acquiring rental properties is highly beneficial, especially given your situation.

I realized I have deep experience as a renter... across multiple markets, city councils, market classes, and building types (I'll list below) over 3 decades and 9 properties.

I went on to acquire several other credentials both before and after becoming a CPA, driven by my desire to master every facet of the profession.

But based on my personal experience you won't cash flow with a DSCR loan on a SFR rental.

I also managed to creatively acquire two apartment buildings with $0 down about 4 months ago, one of which currently has a water main Leak under the slab and two of the residents have been without water for over a week, but that's another story for another time...
