I tell people to start by picking a strategy (OOS long term, OOS short term rental, fix and flip, etc) THEN pick a market and submarket THEN look for good tools/people, doing it any other order tends to be an exercise in futility.

Highly recommend you start getting sample contracts from other PMCs to evaluate what yours may be missing.Then, you may be able to renegoatiate the contract with your current PMC - or move to a better one.

The first clue lies (pun intended) in this fragment from your friend's creative writing sample: ...I wanted to "sell" the rental house to a new LLC...Anytime you have to put a critical word like sell in quotation marks, it means that you're not actually selling.
