Will just add to make sure to investigate how recently as it could be a sign they are going "downhill".So, you may want to check with current landlord regarding why they are moving and how good of a tenant they have been.

I always looked for properties that were in areas about to 'gentrify'......that combined with a little renovating is an awesome way to get a multiple equity boost....This is a literal no-brainer to me......as long as the area is not going to go downhill....

I recently purchased land in Northern Ontario for a future development... as for my next "investment" property (not being my principle residence) I am just afraid my credit is going to go downhill and I should give it time to build back up.
