$3,200 is probably a decent rate unless it’s new construction.

With a low 4.75% rate but minimal cash flow ($50–$125/month), your equity could likely work harder elsewhere.

Come up with terms (Down Payment, Interest Rate, and Amortization Schedule) such as a 5% Down Payment, a 6% Interest Rate, and 30 Year Amortization Schedule.

We are planning to hold it for 5 years and bought a rate cap to cover the entire hold period. 

I like the space as this is pretty fragmented vs MH, so cap rates seems to trend higher. 

Quote from @Roger Flot: I was reviewing some renovated listings in my area and one indicated that even though the house was originally built in 1920, because of all the renovations bringing the house to current code, that you could get 2024 rates on insurance. 

Note if you go over 4 units, your valuation will be based on NOI and comp rate.
