If those comparables show that your property should be appraised at $220K, that's what you're going to have to contend with.

I do agree we are homes are starting to pile up on market but I contend it has more to due with 1) interest rates, 2) concerns on ROI (partly due to reason 1 & 3 and partly due to most not having pre-Covid experience in the market) and 3) the fear pumping going on (right or wrong).

Sue this guy, file a complaint with the FBI, (you said you wired him money, so wire fraud seems like a good contender.)

His were cheap to buy, easy to clean and are booked continuously, he has the HOA to contend with.  

An example would be Rockaway Beach Oregon, a consistent contender on many top ten lists for top value vacation rental investment cities.

There are other variables, so I would talk to an estate planner.The most likely contender for the scenario, as you outline it, is a lease option to you.

Versus someone that you see as a contender for the profits.

Due to covid, he stopped paying his share of the rent which is ok as I now have bigger problems to contend with.

:) But thinking about supply and demand created by Winter Parks proximity to Denver and the sq ft costs in Grand County versus another close area like Summit County...IMO it's a contender for a bit more growth.
