If it would concentrate on rent collection only and do it well, it might be okay. 

I am in a highly concentrated beach vacation market and still have 80% first page search impression.  

Concentrate on increasing your earnings rather than on not paying off your debts.

I only hope they will have a concentrated effort to right the ship, be forthcoming about the blindspots, recovering for you and all the other investors in Fund 4.

With a 4-unit building, that’s a very high customer concentration.

*That said* - I agree with @John Underwood as you should be concentrating on saving and owning investments, not attempting to create a middleman job.

I suggest having smart TVs and let them log into their own accounts, preferably with a guest mode so they auto-log out after a certain number of days.For catering to families, I would concentrate on providing amenities like puzzles and games.
