There is a lot of confusion about what comprises closing costs and prepaids and understandably so.

Does providing complementally k-cups/teas, popcorn, spices, toiletry essentials (toothbrushes, floss, bath wash, shampoo, conditioner, soap, paper products, makeup remover, laundry detergent, firewood with firestarters for the fireplace and firepit constitute as substantial services?

But if you are listing on Airbnb and/or VRBO, they are going to comprise 95% or more of your reservations, even if you invest heavily in your own marketing.  

This group is comprised of guests looking for an experience who appreciate what a host has put into their investment. 

You can't keep doing in, in whatever capacity and industry you are, yet preach "morals" from the soap box.
