Hello All,I am moving out of state and currently own 2 Bed 2 Bath condo that i have lived in for 4 years as of this month.Numbers Bought it for                $248K in Dec 2020 with $13K down (5%)                       $25K  Upgrades added

And I have had two potential opportunities "fall into my lap" that involve inherited properties that need major remodels to be able to compete in the MTR market. 

Some of the challenges I've had with areas like Texas and Florida is that they are doing so much building that the only way you can compete is by price.

@John Paul Palace their bggest challenge is finding competent PMCs to recommend to their clients.That's what most of the negative feedback here on BP is about them - which is UNFAIR as they're selling a rental property, NOT PMC services.Recommend you do your own due diligence on PMCs before just going with their recommendation.

., I would do a search on here for Galveston and you will find some info.There are a lot of STRs there so you will be forced to compete on price so self managing is going to be the way to go.

I can't find any law about tenant-responsible repair costs during occupancy, only situations on withholding from the security deposit after move-out.

You need to constantly hunt for deeply discounted properties, compete with experienced investors, and deal with unpredictable sellers and cash buyers.

We are class C and don't think we are competing with the newer construction apartments, so I think we should be OK.
