I am aware of 3 that are currently under construction along my commute.  

The main hospital and Bayview are commutable from Dundalk. 

Some commuters to Dallas, because rent is cheaper in Sherman than Dallas.As far as DFW metroplex goes, probably one of my favorite cities for investment right now.My thought is look at newer homes vs the 100 year old ones. 

It solves the problem of expensive housing, makes the employees available if the business needs them at any time (with overtime benefits) and eliminates the commute. 

He bought a home for himself in Lodi California but work in the Bay Area long story short he can’t deal with the commute anymore and decide to stay with a buddy close to work.

Gentrification follows the formula of cheap rent+ east commute to downtown + open vacant space for restaurants and bars + proximity to another gentrified neighborhood that is getting to expensive so people expand their search to surrounding.

I can also see the ends of the Commuter Rail lines being good too...like Haverhill for instance  The Salem/Beverly area is great and pretty pro-development/housing from what I'm hearing.
