@Joe Villeneuve @Theresa Harris, thanks a lot for taking the time and provide some info/ideas/suggestionsTo give you some color for these properties, there is a 15 years-plan that my wife and I are planning to have arround 5 to 7 properties in the same $$$ range (-+ $200K) that we can rent them around $1600-$1800I believe after 10 yrs, I am expecting to a better cash flow considering some loans will be paid in full, but maybe the next properties will have as you suggest 30 year-loan. 

My LLC in this project is set up as an S-corp.Thank you for listening and any color would be greatly appreciated. 

It would be like if someone prepared to sell by painting to create fresh visual interest, but chose fuscia and lime green...those colors would certainly catch the eye but I'd never claim that they overdid the curb appeal by painting with too much visual interest.

I did a recent flip with much warmer colors, actually used SW Creamy on the walls, and the house sold in 5 days. 

Pull colors from the rug for accessories.

I would do some updates and add some color on the walls and maybe throw pillows etc.

Sounds like an easily executable deal from what you've stated but likely need more color to offer path forward, terms, etc.

My Dad had contracts that had 4 copies in them no need to have carbon paper NCR paper they called it.4 different colors .. the contract was one page and it included the escrow instructions..
