If I start in Real Estate should I start in coastlines instead of regular areas?

I know the Destin/PCB coastline is a hot market but I feel it might be cooler weather-wise over Christmas?

As I'm sure you know, the truly white areas of Los Angeles consist of relatively small pockets which are predominantly along the coastline. 

That coastline can get hit pretty hard during the hurricane season. 

It is identical in terms of weather and ocean/coastline and a wonderful area.

May be close to the coast line like the Gulf of Mexico (Florida, Alabama, Mississippi, Texas).
