Are there any tips or tricks I should know or keep in mind when approaching closing and for after? 

Unless you still want to buy the property, the seller is in breech for not closing because you are full ready to close but they haven't or refused to sign anything.In NC if the seller breaches, the buyer can sue for specific performance.

when you purchase a property, there are closing costs on top of the purchase price, and closing costs can be substantial - especially if there are points on the loan. 

The land is on two tax lots so my plan is to sell the extra lot immediately after closing for a projected $275K.The property on the other lot will be a fix and flip with projected costs of $240K and an ARV of $750K.I plan to use a PML of 2 points and 12% APY for 70% of the total cost.

The loan I got is no monthly payment's either, so we are not worried about paying the debt monthly just 9% of the loan at closing. 

You can certainly negotiate some closing costs from the seller on the buy side.

There’s a “Cub foods” grocery chain in MN that’s closing stores left and right after 40-50 years in locations.

Many don’t track this statistic as closely as they should which is why many lenders go under.
