i think you can be successful if you are willing to do what you alluded to, which is spend time in person in your chosen market. 

@Camille Romerounless you are able to spend some significant time in your chosen location in person, and work on building a network there, i would pick a market closer to NYC, within a couple hours.  

I think this approach ensures that every aspect of the chosen location is carefully scrutinized, helping investors make informed decisions.

While I haven’t chosen a specific niche yet, I’m leaning toward purchasing a multi-unit apartment where my 20-year-old son could live and help manage while we rent out the other units—essentially a form of house-hacking.So far, I’ve connected with a few real estate agents and gained MLS access, which has been a great starting point.

These things will tell you if you have chosen a good area to start wholesaling in.

@Brody Trott you'll want to run the numbers on as many duplexes in your chosen market as possible.

There's no normal chosen focus or strategy. 

Continuing to plant fruit trees, flowers, agave cactus, etc.  

It's a high risk strategy that you've chosen. 

It would allow Airbnb to screw both hosts and guests (assuming airbnb is the ota chosen).
